
GHT worked closely with Vornado and WDG Architecture for the complete renovation of this Class A building. The existing structure was gutted and updated with all new MEP systems. The new facade features glass curtain walls that provide abundant light and floor-to-ceiling windows.
The project team achieved Certification under the LEED for Existing Buildings: Operations & Maintenance™ rating system. Notable energy reduction strategies include multiple demand-based variable speed drives for both air and water systems. The centralized HVAC system features premier induction units and fan powered terminal units. A 1090-ton asymmetrical chiller plant allows ideal load partitioning for peak production efficiency over a full range of load demands, while integrated heat exchangers for a waterside economizer support “free cooling” operation whenever outdoor conditions are suitable.
GHT subsequently designed tenant interior spaces for Greenberg Traurig, US Green Building Council, RTKL, and Cassidy Turley, as well as provided ENERGY STAR® benchmarking for owner Vornado/Charles E. Smith in 2010 and 2011.
