1301 Pennsylvania Avenue NW

Quadrangle Development Corporation has initiated a reinvention of 1301 Pennsylvania Avenue NW. The existing building will be torn down and replaced with a new, highly efficient, trophy class office building. The team is pursuing a certification level of Platinum under the LEED for Core & Shell™ rating system.

GHT is designing a dedicated outside air system (DOAS) that will result in an ultra high efficiency HVAC system. A hybrid between a chilled beam and a variable air volume (VAV) system, a DOAS can achieve the flexibility offered by a VAV system while capitalizing on the energy efficiencies created by a chilled beam system. Other sustainable design features will include external sunshades; a green roof; photovoltaic array; rainwater collection; geothermal; and natural ventilation. Typical climate data suggests that occupants could enjoy this feature approximately a third of the year during typical occupied hours.

The design team’s initial analysis of sustainable design strategies finds that 1301 Pennsylvania Avenue NW could be 70% more energy efficient than an average comparable building, the combined result of:

  • A total annual energy reduction of approximately 27%
  • A total annual energy cost reduction of approximately 23%
  • A 45% reduction in energy consumption caused by HVAC and lighting loads
