Confidential Corporate Headquarters Renovation

A confidential corporation has initiated a complete renovation of its global headquarters in Montgomery County, MD. When the project moves forward, the phases will be completed floor-by-floor while the building remains fully operational. Throughout the building, the design of modular office spaces will require all building systems to be flexible enough to handle a variety of user configurations. Amenities will include a new four-story atrium; 12-room video conference center; 2,500 SF Executive board room with full audio/visual infrastructure; and a kitchen and servery. 

The project team is pursuing a certification level of Gold under the LEED for New Construction & Major Renovations™ rating system. Sustainable design features include the collection and storage of cooling tower blowdown and stormwater runoff for irrigation; a dolphin system which eliminates the need for chemical treatment of condenser water prior to non-potable reuse; expansion of existing chilled-water plant with geothermal wells with a turbo core chiller; dual temp variable air volume (VAV) box fed by a dual deck (hot/cold) duct system; demand air CO2 monitoring system; direct digital controls (DDCs); new switchgear, motor control centers and electrical panels; and use of radio frequency technology for wireless lighting and HVAC controls to support the modular design strategy.
