1155 F Street is a six-story historic building with a new 11-story tower attached to it. Shook Hardy & Bacon occupies the second and third floors of the new tower and the second floor of the historic structure. The law firm space includes multiple high-occupancy training and conference rooms. In order to maximize natural light, offices are primarily located on the building perimeter or face the atrium spanning the original building and new tower.
Shook Hardy & Bacon’s space is metered separately from the rest of the building to allow the law firm to pay use-based electrical bills. A supplemental three-ton air conditioning unit was added to cool the office’s server room. The project achieved a certification level of Silver under the LEED for Commercial Interiors ™ rating system. Sustainable features include:
- Outdoor air delivery maintained 30% above ASHRAE standards
- Thermostat control for more than half of the space occupants
- Mechanical design zoned interior spaces based on use and varying solar exposures to maximize energy efficiency
