The retrofit of SEIU’s space in a 26-year-old building included new
MEP systems with higher efficiency equipment to comply with the ASHRAE
energy standard 90.1-1999 and the addition of a conference center and reception area to the first floor.
The project team achieved a certification level of Gold under the LEED for New Construction & Major Renovations™ rating system. GHT designed the replacement of the chillers, cooling tower, pump motors, and perimeter induction units; modified HVAC control schemes; and increased the heat recovery capability of the base building HVAC system. The implementation of a more open interior space plan improved daylighting and views.
The space features a 1,500 KW standby generator serving the data center, LAN rooms, and all workspace computers, as well as a 3,000 SF computer room with 120 tons of cooling, 100% redundancy, and a fire protection pre-action system.
