As part of the 2005 Base Realignment and Closure (BRAC) mandate, GSA orchestrated the relocation of several healthcare-related federal government agencies in the DC area to a single campus headquarters in Northern Virginia. The complex project was finished within a compressed 22-week schedule, the result of a close collaboration between Kramer Consulting; Gensler; GHT; James G. Davis Construction; Freestate Electrical Construction; and W.E. Bowers.

The project encompasses a facade and interior redesign of three existing, interconnected buildings on the site. The aesthetic focus is a modern design with energy efficient MEP systems. Envelope improvements and Low Emissivity (Low-E) windows will improve the thermal performance of the building. The project team is pursuing a certification level of Silver under the LEED for Commercial Interiors™ rating system. GHT employed Revit® MEP building information modeling (BIM) software to provide mechanical modeling for the base building.

Building amenities include a flexible multi-purpose room that accommodates 300 people; video teleconferencing (VTC) systems; remote audio/visual control system; touch-screen conference room scheduling displays; secure lobby space with flexible screening areas; cafeteria/food service center; fitness center; and a postal service center. The building also features a 3,400 SF consolidated server room supported by a parallel redundant N+1 static UPS system and an N+1 diesel engine generator plant.
